Before our inspectors dive into inspecting the home we start by discussing your specific needs and any concerns you may have about the property. This helps us tailor the inspection to address your priorities.
The first thing we do is an in-depth examination of the exterior of the property including the condition of the siding, windows, and any foundation issues visible from the outside.
Where possible, we will walk the roof and examine up close the condition of the roofing material, signs of leaking, and other functional and safety issues.
Where possible, we will go in the attic to examine the roofing and other structural elements. Examine insulation material and coverage, and other functional and safety issues present.
Our inspectors will examine each room and look for any functional or safety issues and report accordingly. This includes signs of moisture, structural issues, etc.
Where possible we will run plumbing fixtures looking for any functional defects and safety concerns. This includes baths/ showers, sinks, toilets, and dishwasher.
Electrical defects are the leading cause of fires in the home. We meticulously inspect accessible outlets, switches, service lines, and electrical boxes.
Many major home issues start to show in the basement and/or crawlspace. Our inspectors take the time to study these spaces in depth.
The foundation is the most structurally important part of a home. Our expert inspectors review not just the foundation, but the entire house for signs of foundation issues.
Installed appliances include major appliances such as central A/C units, water heaters, furnaces, boilers, etc. We test the functionality, examine possible safety issues, and report the age of the appliance.
Where relevant, our inspectors review the general condition of the garage for any safety or functional concerns. We test automatic garage doors for safety and to ensure proper functionality.
After our inspection we review our findings with you and answer any questions you may have. Within 24hrs we will send you a digital report with all of the findings and relevant pictures.
In some instances testing certain systems or appliances may cause a safety concern or potentially damage property. Our inspectors use their expertise and judgement in such circumstances
Our inspectors use a digital radon measuring device that is placed in a living space out of the way. This is typically a basement or bedroom.
Testing takes a minimum of 48hrs. During this time windows should remained closed, doors to exterior should only be used for regular traffic, and A/C and heating should be run as normal.
Once the testing period is over. Our inspector will retrieve the testing equipment and go over the results with you at the scheduled date at time.
